Co-creating Integrated Home Renovation Services for co-owned condominiums
Renovating a condominium with multiple co-owners is a challenge, but it is necessary. CondoReno addresses the challenge of coordinating multiple stakeholders involved in the renovation of co-owned condominiums. In this report, project partners WNR and the energy houses of Antwerp, Ostend and Mechelen analyse their experience with implementing Integrated Home Renovation Services in Flanders and the Netherlands, and outline the steps taken to build and multiply IRHS.
Co-creation processes can significantly enhance the demand and supply of IHRS for condominiums. Since they operate in a complex system involving co-owners, Condominium Associations, property managers, contractors, financial institutions and governments at various levels, it is essential to start by mapping out all the stakeholders. Through community-building efforts and digital platforms we should bring actors together and create awareness and shared commitment about the need for renovation.
Once the IHRS is operational, they rely on the implementation of robust quality assurance systems: technical oversight, and legal and financial systems. The report offers two recommendations: to use matchmaking platforms connecting CAs with vetted professionals, if these platforms are well monitored, and to set up training programs for property managers and co-owners to help them make informed decisions.
Additionally, the local, regional and national authorities should collaborate better and align renovation incentives. The development of a standardized IHRS model would support a broader implementation and replication. Through public-private partnerships and knowledge-sharing networks we can address structural challenges, align durable solutions and accelerate the renovation wave across Europe.
